Georgia Real Estate Closing Law Firm

A Real Estate Closing is the process by which a property title is transferred from the Seller to the Buyer, or funds are secured by a mortgage. Once the mortgage is approved and all title work is complete, the Closing is the final step in the purchase or lending process, and can only be performed in the State of Georgia by a licensed attorney. At Slepian & Schwartz, L.L.C. , our attorneys work closely with Mortgage Lenders, Buyers, Sellers, Realtors, Relocation Companies, Builders and Developers to ensure that all requirements are met, and that the Real Estate Closing proceeds smoothly and promptly.

Slepian & Schwartz, L.L.C. is staffed to handle a high volume of Real Estate Closings. Our attorneys and skilled support staff are experienced in handling these Closings, allowing us to process these transactions swiftly and efficiently. We have the Closing process down to a science, and are able to anticipate potential problems or hold-ups before they arise. We order title examinations the same day the title order is received from the Realtor or Mortgage Lender. Once a title exam is complete, a lawyer will conduct a thorough review, checking for discrepancies and taking any steps that are necessary to resolve any difficulties that may arise. Because we proceed immediately, we are able to identify and resolve problems early enough in the process so the Closing timetable is not disrupted.

At Slepian & Schwartz, L.L.C., we strive to deliver your HUD-1 Settlement Statement to you prior to the time of your Closing. In fact, if we receive a lender's closing package by 2:00 P.M. on a given day, you will receive your Settlement Statement the very same day. Should the closing package reach our office after 2:00 P.M., you will have your HUD-1 Settlement Statement by noon the following day. Our job is to make your Real Estate Closing go as smoothly as possible by providing timely and accurate closing services.

Typical Closings proceed along a timeline involving:

Pre-Closing

Title Ordered and Closing Scheduled by Realtor or Mortgage Lender
Title Search is Done by Experienced Title Examiner
Title Report Received within Two to Three Business Days
Title Reviewed by Attorney to Identify any Title Issues
Parties are Contacted for Necessary Information

Closing

Mortgage Lender is Contacted for Closing Package of Documents
Preliminary HUD-1 Settlement Statement is Prepared and Sent to All Parties for Review
Closing Conducted by an Experienced Attorney

Post-Closing

Deed Transferring Title is Recorded
Signed Documents Returned to Mortgage Company
File Balanced and Checks Issued
